Record number of foreigners bought property in Poland in 2024 - Ukrainians lead the market

In 2024, Poland witnessed a historic surge in property purchases by foreign citizens. According to Rzeczpospolita, foreigners purchased 17,330 apartments and commercial units, a record for the country's real estate market. Ukrainian citizens became the leading buyers, which significantly influenced the growth of the real estate sector in Poland.

Best cities for foreign real estate investment

Foreign property buyers showed the greatest interest in the largest cities in Poland, where Warsaw topped the list with 3,535 apartments sold. It was followed by Krakow (1,523 units) and Wrocław (1,491 units) - all of which are attractive centers for investment, migration and long-term rentals.

Why do foreigners buy property in Poland?

Several factors are driving this trend:

A stable economy: Poland remains one of the strongest economies in Central Europe.

A vibrant rental market: There is high demand for rentals, especially in urban centers.

Access to the EU: Owning property in an EU country offers both security and strategic advantages.

Migration from Ukraine: The ongoing war in Ukraine has prompted many families and investors to settle in neighboring Poland.

What this means for investors

With significant property value growth, affordable prices compared to Western Europe, and growing demand, Poland is becoming a hot spot for real estate investment. Ukrainian buyers in particular are shaping the market dynamics, especially in cities with strong Ukrainian communities and employment opportunities.
